Rising 22 stories in Dallas, Maple Terrace Residences demonstrates how contemporary development can honor historic architecture while delivering modern performance. Designed by GFF Design, the project pairs a new mixed-use tower with the preserved 1920s Maple Terrace building, maintaining its historic limestone facade while introducing a sculpturally articulated tower that feels grounded, warm, and distinctly modern. Prefabricated architectural concrete panels were selected to emulate limestone’s texture and depth while offering greater durability, precision, and constructability.

The project’s articulated massing enhances daylight, views, and visual scale, while prefabrication supported efficient construction and long-term performance. By combining historic preservation with durable, low-maintenance materials and lifecycle-focused design, Maple Terrace sets a strong example for sustainable urban development that respects legacy while looking forward.
