Affordable, Transit-Oriented Living

Westhaven Park Station is a 12-story, 96-unit affordable housing development located just north of the United Center on Chicago's West Side. The development is the final phase of the multi-phase redevelopment of the former Henry Horner Homes. Westhaven Park Station includes ground-floor retail space and covered parking on the first floor, and a second-floor terrace above the lobby offers residents an outdoor space to enjoy. This development is considered an Equitable Transit-Oriented Development (ETOD), as it is adjacent to the CTA Damen Green Line station that opened in Summer 2024, providing access to public transportation and boosting neighborhood connectivity.

Wells partnered closely with the design team to deliver a coordinated, prefabricated structural solution that aligned design intent, constructability, and schedule from the outset. Through early collaboration and integrated execution, Wells helped streamline delivery and support the project’s broader vision. The prefabricated building envelope, provided by International Concrete Products, also contributed to a cohesive exterior expression.

2026 PCI Design Award: Multi-Family Honorable Mention

Benefits of the total precast development are durability, low maintenance, and cost-effectiveness — both in the design phase and throughout the building’s lifespan, with enhanced energy efficiency attributes. Wells was able to accelerate timelines and reduce disruption in the densely packed urban environment. In collaboration with the architect, LBBA, the building was designed to be constructed using a “build it inside out” approach, where the crane could sit inside the site’s footprint and work its way to the edge of the site as it completed.

Westhaven Park Station is an excellent example of how Wells can deliver solutions for affordable housing urban revitalization efforts. The space enhances the neighborhood, and with a focus on durability, sound attenuation, and energy efficiency, the development offers a durable, long-lasting, sustainable solution for residents and the community while reflecting the city’s ongoing efforts to foster equitable development.
