Chicago neighborhoods carry a rich history shaped by character and connection. When a new eight-story, 50-unit residential development was envisioned in Rogers Park, the design called for a thoughtful blend of established architectural personality and modern performance. The 84,000 sq ft space with five residential floors and three levels of parking, strengthens the surrounding area with reliable, long-lasting housing that reflects the spirit of the neighborhood.

Building in a dense urban setting meant limited space for staging materials and a schedule that demanded efficiency without disrupting daily life. To balance these project demands, Wells streamlined building enclosure that supported safety requirements, and kept progress moving within budget. With just-in-time deliveries and coordinated crews, Wells’ quick installation helped the project move from groundbreaking to occupancy within the 16-month timeline while reducing disruption to nearby residents.

The design team used the flexibility of prefabricated systems to bridge the district’s historic aesthetic with contemporary expectations. The exterior features thin brick and acid etch finishes, with a mix formulated to complement the surrounding environment, along with a detailed cornice element that elevates the development’s street presence. In some units, concrete was left exposed providing a unique feature that stands apart from the rest.

The development reflects how thoughtful planning and reliable prefabricated systems can reinforce the fabric of a neighborhood. By bringing together heritage, performance, and efficiency, the space delivers a durable living environment that will serve residents for years to come. “Precast concrete is sturdy, durable and can be manufactured in virtually any color and finish. When comparing total project life-cycle costs versus project build only cost, the decision was easy, low life cycle maintenance costs for the precast structure.”
